This review is for Caitlin Kamerman who is part of the Keri Shull team. Having tried to work with 2 other agents at different companies before meeting Caitlin, I was admittedly skeptical heading into our introductory call. That said, my fiancee and I cannot begin to articulate how happy we are that we decided to work with Caitlin to buy our first home, a townhome in Arlington, VA.
Caitlin is a unique combination of diligent, knowledgeable, friendly, patient, responsive and direct.
Upon meeting Caitlin, she got to know us and what we were looking for in our first home. She introduced us to how the broader Keri Shull team operates, set up parameters to get daily alerts on homes and agreed to tour a couple of houses & townhomes with us as a trial run to ensure we were a mutually good fit for each other.
After the first few visits with Caitlin, we knew she was the right agent for us. She does her homework before every visit and was always prepared to answer our questions (and we had a lot of them). She responded to our emails, texts and calls very promptly. She also never pressured us to make an offer on a home that we weren’t entirely convinced about (and we came close a couple times).
When we did find the right home, Caitlin handled the negotiating process exceptionally. The property was listed on a Thursday (1 wk before Thanksgiving) and we visited on midday Saturday. We quickly knew we wanted to make an offer. That same day, she ran comps, directly guided us about what offer terms were needed to make a compelling offer (price & contingencies), helped us submit a complete offer, and scheduled a preinspection for 9 AM the next day (and the preinspector Steve was fantastic – much better than another preinspector we had worked with previously).
She worked with the seller to respectfully make it clear we would not participate in a bidding war and was able to convince the seller’s to make a decision before having an open house (in large part because of her negotiating style and because we came in with a clean, well-researched offer). She remained in communication with my fiancee and I the whole time and she helped us deal with our stress while the seller considered our offer. Our offer was ultimately accepted without any changes needed and we paid exactly what the comps suggested we should pay.
Upon the property moving to being listed as contingent, Caitlin also recommended a fantastic title company and worked diligently with our lender to help us close on the property in 20 days, even with Thanksgiving landing smack in the middle of our closing process. On our move-in day she also surprised us with midday pizza and a huge basket of gifts that we’re still enjoying almost 3 months after our closing date. Caitlin has also given us helpful recommendations for handymen and electricians and stayed in touch after our close. We can’t wait to hang out with Caitlin once the pandemic ends because she’s just that enjoyable to be around!
