School District Guide for Reston, VA Home Buyers

School District Guide for Reston, VA Home Buyers

Most school guides answer the question “which schools are good?” This one answers a narrower question that matters more when you are about to spend a large sum on a house: how does a specific Reston address get its schools, how sure can you be of that answer, and what can change it after you buy?

Reston is a single community on the map and in most people's heads. It is not a single school assignment. It sits entirely inside Fairfax County Public Schools, the county's one school division, but its streets are divided between more than one high-school pyramid, its mailing addresses do not line up with those pyramids, and the lines themselves are set by the School Board and can be redrawn. None of that is a reason to worry. All of it is a reason to verify the exact address before you write an offer rather than after.

If you want to know how the individual schools compare, our companion piece, Are the Schools in Reston, VA, Good? A Data-Backed Breakdown, covers the programmes and where to find the official data. This guide is about the mechanics.

The short version

  • Every Reston home is in Fairfax County Public Schools. What changes from street to street is the attendance area — the specific elementary, middle and high school assigned to that address.
  • Most of Reston feeds Langston Hughes Middle School and South Lakes High School. Northern Reston around Aldrin and Armstrong elementary schools feeds Herndon Middle and Herndon High School. A slice of the western edge, mostly carrying Herndon mailing addresses, currently runs through Rachel Carson Middle School.
  • FCPS's countywide boundary review is finished, and it did not move any Reston school. The School Board approved it on 22 January 2026 and it took effect this school year.
  • The change that does touch Reston is Skyview High School. Its boundary, approved on 16 July 2026, reassigns some students now zoned for South Lakes, starting with the 2027–28 school year.
  • The Boundary Locator shows the current school year only. For a decision you will live with for a decade, that is where verification starts, not where it ends.
  • You register with a deed or lease and must be living in the home. Plan the closing date around the school calendar, not the other way round.

How FCPS decides which schools serve a Reston home

Start with a vocabulary correction, because it changes how you search. In Virginia, school divisions follow county and city lines. Every home in Reston is in the same “school district” — Fairfax County Public Schools — so the phrase does very little work here. What actually varies from street to street is the attendance area: the piece of the map assigned to a particular elementary, middle and high school.

Three ideas cover almost everything you need:

  • Attendance areas are drawn by the School Board, not by the post office. Your base schools come from where the home physically sits, not from the ZIP code or the town name on the envelope. Reston mailing addresses and Reston attendance areas overlap heavily, but not perfectly, and the exceptions are exactly where buyers get caught out.
  • A pyramid is a high school plus the schools that feed it. FCPS groups each high school with its middle school and elementary schools. When people say “the South Lakes pyramid” they mean that whole chain. It is a useful shorthand and a dangerous one, because some elementary attendance areas split between two middle schools, so an elementary school name on its own does not always settle the rest of the path.
  • The address is the unit of truth. Not the subdivision, not the HOA, not the listing. Two townhomes in the same cluster are almost always assigned identically; two homes a few hundred yards apart across a boundary street may not be. The only answer that counts is the one FCPS gives for that exact street address.

The pyramids that cover Reston addresses

Here is how the schools that serve Reston line up, read from FCPS's own published feeder data, the FCPS Region 1 page and each school's site, and checked against the Boundary Locator for the 2026–27 year. It is a map of the territory, not a ruling on any individual home.

What a buyer should know

South Lakes pyramid — most of Reston

Dogwood, Forest Edge, Hunters Woods, Lake Anne, Sunrise Valley, Terraset

Langston Hughes

South Lakes

The core Reston path. Untouched by both 2026 boundary decisions; FCPS's 2025 data shows none of these elementary schools splitting between middle schools.

Herndon pyramid — northern Reston

Aldrin (Center Harbor Road), Armstrong (Lake Newport Road)

Herndon Middle

Herndon High

Reston 20194 mailing addresses with Herndon schools. Herndon High is an Advanced Placement school rather than an IB school.

Carson slice — the western edge

Fox Mill (Viking Drive, Herndon mailing address)

Rachel Carson

South Lakes today; Skyview under the boundary approved for 2027–28

The area most affected by this year's decisions. Run any address here through both the locator and the Skyview boundary explorer.

Two details are worth holding on to. First, the mailing address cuts both ways: Aldrin and Armstrong carry Reston addresses and sit in the Herndon pyramid, while Fox Mill carries a Herndon address and has sent its students to South Lakes. Second, the edges of Reston are where split feeders live. FCPS data shows Crossfield Elementary, just west of Reston, sending most of its students to Carson and a small share to Hughes and South Lakes — exactly the kind of arrangement where the elementary school name alone does not tell you the rest of the path. A Reston Association board member noted publicly in August that not every Reston high schooler attends South Lakes, which is the same point from the other direction.

We have deliberately not published a street-by-street list. FCPS publishes the authoritative one, it changes, and a list on a brokerage blog is the last place an exception would be caught.

Using the FCPS Boundary Locator the right way

The FCPS Boundary Locator is free, public and takes under a minute. It is also easy to use carelessly. The routine below is what we suggest every buyer runs on every serious address.

  1. Enter the street address exactly as it appears on the listing or the tax record. Reston has a lot of similar street names inside clusters — courts, squares and ways that share a stem — and the locator will happily return the schools for the one you typed rather than the one you meant.
  2. Read all three levels, not just the high school. The elementary assignment is the one you will live with first, and it is where split feeders show up.
  3. For a condo or a stacked townhome, use the building's street address. Unit numbers do not change the assignment, but the building address does, and large Reston Town Center and Reston Station buildings can front more than one street.
  4. New construction may not resolve. If a new address does not appear yet, do not guess from the neighbours. Ask FCPS's Office of Facilities Planning Services or the school directly, and get the answer in writing.
  5. Save a dated copy. A screenshot with the date on it is worth having in your transaction file. It records what you relied on, and it gives you something concrete to re-check if a boundary study is announced while you are under contract.
  6. Check which school year it reflects. The locator shows the current school year and is updated each July. When the School Board has already adopted a change for a later year — as it has for Skyview High School — FCPS publishes those future lines separately, and if your children will be enrolled after the change takes effect, the future assignment is the one that matters.

Treat any other source — a listing's school fields, a portal's school tab, a neighbour, a seller, or this article — as a hint that tells you which addresses to run through the locator, never as the answer.

The 2025–26 boundary review: what changed, and what did not

FCPS rewrote its boundary policy, Policy 8130, in July 2024 and then ran its first comprehensive, division-wide boundary review in more than forty years, with an outside consultant and nearly fifty community meetings. Draft scenarios went public in May 2025, the superintendent's recommendation followed in January 2026, and the School Board approved the changes on 22 January 2026. FCPS says they affect an estimated 1,700 students across 46 schools and took effect for the 2026–27 school year, which began on 24 August 2026.

For Reston, the answer is that nothing moved. FCPS published street-by-street lists of every address whose assignment changed, and none of the Reston-serving schools — South Lakes, Herndon High, Langston Hughes, Herndon Middle, Rachel Carson or any of the Reston elementary schools — appears on them. Several draft ideas that would have touched the Reston area, such as moving small groups toward the Oakton pyramid, were dropped before the vote. The nearest adopted change was at Coates Elementary in Herndon, where some streets near Worldgate and along Sunrise Valley Drive toward the Innovation Center were reassigned. FFXnow and WTOP both published the full list of approved changes.

Three parts of that process matter to a buyer even though Reston was left alone:

  • The review is now on a cycle. Policy 8130 requires a comprehensive review at least every five years, and FCPS says some neighbourhoods will be considered in the next cycle in about five years. A handful of follow-up studies report in January 2027; none of them is in Reston.
  • The phasing rules tell you what happens to children already enrolled. Under the revised policy, a new boundary is mandatory for incoming grades, while older students can choose to stay: at a K–6 elementary school, rising fifth and sixth graders; at middle school, students already enrolled; at high school, rising tenth to twelfth graders. The FCPS boundary review FAQ sets this out.
  • Staying does not guarantee a bus. In February 2026 the board voted to provide transportation to affected high school students who stay at their old school, but not to elementary and middle schoolers. If a future change reaches your street, the option to stay may come with a daily drive.

Skyview High School: the change Reston buyers should know about

The decision that does reach Reston came separately. FCPS bought the former King Abdullah Academy campus on Education Drive in Herndon in 2025 and opened it as Skyview High School on 24 August 2026, initially for ninth and tenth graders who opted in from the Centreville, Chantilly, Oakton, South Lakes and Westfield pyramids. Its permanent attendance area was set by a separate study, and on 16 July 2026 the School Board unanimously approved the Skyview and western pyramids boundary, effective from the 2027–28 school year.

The superintendent's recommendation, as reported by FFXnow, assigned 384 students currently zoned for South Lakes to Skyview, alongside larger groups from Westfield and Chantilly, and proposed no change to the boundaries of Langston Hughes Middle School. Hunter Mill District School Board member Melanie Meren described the South Lakes portion in her community newsletter as the Fox Mill and Floris elementary attendance areas and part of the Crossfield area — the Carson-fed western edge, not the Hughes-fed core of Reston. FCPS also removed elementary boundary changes from the study entirely, so no elementary assignment moves.

The change phases in. Under the plan the board adopted, the 2027–28 ninth-grade class living inside the new boundary is assigned to Skyview but may opt out that first year; from 2028–29 the boundary applies in full with no opt-out (FFXnow; Northern Virginia Magazine). If you are looking at a home on Reston's western or south-western edge, two practical points follow:

  • The Boundary Locator will not show this yet. It reflects the current school year and is updated each July. To see the 2027–28 lines, use FCPS's western boundary explorer.
  • Your children's grades decide how much it matters. A family with a rising ninth grader in 2027 faces a choice in the first year; a family with a younger child is simply buying a Skyview address; a family whose children will finish high school before 2027–28 is largely unaffected.

When the assigned school is not the whole story

The base assignment is the default, not the only possibility. Several FCPS mechanisms can put a Reston child in a different building, and each has its own rules. None of them is something to bank on when you buy, but all of them are worth understanding before you decide how much a particular line matters to you.

Advanced Academic Programs (AAP) Level IV centres. FCPS runs full-time advanced academics both at local schools and at designated centres, and an eligible student may be placed at a centre that is not their base school. On FCPS's Level IV centre assignment list, the Reston elementary centres are Forest Edge, Hunters Woods and Sunrise Valley, and the middle school centre is Langston Hughes — which also serves AAP students from the Herndon-pyramid elementary schools. Several base schools also run a local full-time programme. In August 2026 the board approved a framework to bring full-time AAP to every middle school, with Herndon Middle in a later phase that still needs its own vote (FFXnow). The Boundary Locator returns the AAP centre for an address alongside the base schools.

The IB sequence and the AP alternative. At Langston Hughes, every seventh and eighth grader takes part in the International Baccalaureate Middle Years Programme, which continues at South Lakes in ninth and tenth grade. South Lakes High School then offers the IB Diploma and an IB Career-related Programme. Herndon High builds its upper-level offer around Advanced Placement courses. Neither is better in the abstract; they suit different students, and the pyramid decides which one is the default.

Language immersion. FCPS lists Spanish immersion at Lake Anne Elementary and Langston Hughes, and Japanese immersion at Fox Mill Elementary and Rachel Carson Middle. Immersion places have their own entry rules, so ask the school how places are allocated before treating the programme as part of an address.

Student transfers. FCPS's starting point is blunt: a student is expected to attend the school assigned to the home address. Transfers under Regulation 2230 are considered only for listed reasons — among them a sibling already at the requested school, child-care hardship in the elementary years, a parent who works for FCPS, senior status, medical or adjustment needs, and high school curricular programmes not offered at the base school. Applications for the following year run from 1 February to 1 June, some schools are closed to transfers, and FCPS does not provide transportation for transferred students. The transfer FAQ is explicit that preference, electives and extracurriculars are not valid reasons.

Thomas Jefferson High School for Science and Technology. Admission to TJ is regional, but seats are allocated school by school: each public middle school is presumptively allocated seats equal to 1.5% of its eighth-grade class, with the remainder awarded to the highest-evaluated applicants overall. For the current cycle, applications opened on 5 October 2026 and close on 30 October. Which middle school your child attends therefore shapes the pool they compete in — one more reason the middle-school line deserves as much attention as the high-school one.

Where in Reston the address needs the most care

Reston was planned as a set of villages, and its assignment questions follow its geography. This is not a guide to which area to choose — that depends on your commute, budget and the kind of house you want — but a guide to where the verification step tends to produce surprises.

  • North Point, Lake Newport and the 20194 side. North of Baron Cameron Avenue, around North Point Village Center and Lake Newport, is where Reston addresses can feed Herndon schools through Aldrin and Armstrong. Buyers who searched “South Lakes” and assumed it covered all of Reston find out here.
  • The western edge toward Fox Mill Road. The homes most affected by the Skyview decision, many of them with Herndon mailing addresses but Reston's paths, lakes and Reston Parkway access next door. Check both the current locator and the 2027–28 explorer.
  • Reston Town Center and Reston Station. The high-rise and mid-rise corridor around the two Silver Line stations, Reston Town Center and Wiehle-Reston East, is where new buildings appear. Fairfax County's Reston Transit Station Area planning keeps adding residential density here, and a brand-new address may not resolve in the locator at first. FCPS's school boundary adjustments page lists the Office of Facilities Planning Services, 571-423-2320, for questions like this.
  • Lake Anne and Tall Oaks. The original village around Lake Anne Plaza sits near both Lake Anne Elementary, with its Spanish immersion programme, and Forest Edge, one of the AAP centres. A short distance can change which programme is the local one.
  • Hunters Woods, Glade and Dogwood. Wooded, path-connected and established, with Hunters Woods Elementary — an arts and sciences school and an AAP centre — and Dogwood Elementary, which runs the IB Primary Years Programme, a few minutes apart.
  • South Lakes, Lake Audubon and Lake Thoreau. The heart of the South Lakes pyramid, around South Lakes Village Center, where Langston Hughes and South Lakes High sit next to each other and Terraset and Sunrise Valley serve the surrounding clusters.
  • South of the Dulles Toll Road toward Herndon. Along Sunrise Valley Drive heading west toward the Innovation Center station, some streets were reassigned from Coates Elementary in the 2026 review, and the draft of FCPS's 2027–31 capital plan proposed starting planning for a new Silver Line elementary school near that station. New schools eventually mean new lines.

The amenities that make Reston attractive do not stop at a school boundary. Reston Association paths, pools and lakes, Reston Community Center at Hunters Woods and Lake Anne, Lake Fairfax Park and the W&OD Trail are shared across every attendance area, and so are the Dulles Toll Road, Reston Parkway and the Fairfax County Parkway. That is part of why a family can usually find a workable trade-off inside more than one path.

How school assignment shows up in your home search

The school names you see on a listing are a convenience. On the MLS they are fields filled in by the listing side; on consumer portals they are usually pulled from third-party mapping data. Most of the time they are right. Near a boundary, after a boundary change, or on a new building, they can be wrong in ways nobody notices until a family tries to register.

That has three practical consequences for a Reston search:

  • Filter by map, then verify by address. Searching “Reston” and filtering by a school name will quietly drop correct listings and include a few wrong ones. Draw the search around the part of Reston you are interested in, then run the shortlist through the locator. Our live Reston home search works this way.
  • Do not let the school field narrow your product type. Reston's condos and townhomes sit inside the same attendance areas as its detached homes. A family set on one pyramid often has more options than it thinks once it widens from single-family to townhome inside the same lines.
  • Watch the mailing-address trap in both directions. A “Herndon, VA” listing can sit in a Reston attendance area, and a “Reston, VA” listing can feed Herndon schools. If your portal search is set to the city name, you will miss the first kind entirely.

How assignment affects price and resale

We will not put a dollar figure on a school assignment. Nobody can isolate it honestly from everything else that differs between two streets — house age, lot, commute, proximity to a lake or a Metro station. What we can describe is how assignment behaves in a transaction.

It sets the size of your buyer pool when you sell. Families searching on a school path will only look at homes inside it. A home inside a widely sought assignment is visible to more of the buyers who are actively searching; a home outside it competes harder for a different group. Neither is a bad position. They are different positions, and they show up as speed and certainty of sale as much as price.

It is the assignment at the time you sell that matters, not the one you bought. If boundaries move during your ownership, your eventual buyer inherits the new answer. That is one reason a home that is attractive on several counts — layout, condition, location within Reston, access to the Wiehle-Reston East or Reston Town Center stations — is a sturdier long-term bet than a home whose whole case rests on one boundary line.

Homes on or near a boundary deserve extra diligence, not automatic avoidance. Boundary-adjacent homes are not inherently worse investments, and some offer good value precisely because buyers shy away from them. The point is to know which side of the line you are on, what has been proposed for that line, and what your own timeline is.

Your children's ages matter more than the market's opinion. A family with a child entering kindergarten next year is buying a decade of assignment; a family with a high-school junior is buying one or two years and should care most about how FCPS treats current students when boundaries change. Those families should not weight the same address the same way.

Reston is one of the fastest-moving submarkets in the DMV: the typical home went under contract in about eight days and sold at its asking price. For a school-driven buyer the implication is about sequence, not speed for its own sake. In a market that resolves in about a week, there is no time to verify a boundary after you have found the house. The verification has to be done on the shortlist, before the tour.

What to verify before you write an offer

In an eight-day market this list belongs at the shortlist stage. None of it takes long; all of it is cheaper before ratification than after.

  1. Run the address through the Boundary Locator and save a dated copy of all three schools and the AAP centre.
  2. If the home is on the western or south-western edge, run it through the Skyview boundary explorer too, so you know the 2027–28 high school as well as this year's.
  3. Check FCPS's list of active boundary studies on the school boundary adjustments page. Today none involves a Reston school; that is worth confirming on the day you write.
  4. Confirm the programme that actually matters to your child — IB, AP, immersion, AAP — on the school's own site, and ask how places are allocated if it is not automatic.
  5. Check how your children would get there. FCPS provides buses to students in the attendance area who live beyond the approved walking distance, usually one mile for elementary and 1.5 miles for secondary students. Inside that distance, the walking route matters.
  6. Drive or walk the school run at the real time of day. Reston Parkway and Wiehle Avenue at 8 a.m. are not the roads you see on a Sunday tour.
  7. Line the closing date up with the school calendar and your registration documents, using the next section.
  8. Decide in advance what you would do if the line moved. Under the current phasing rules older students usually have a choice to stay; younger ones do not. Know which applies to your family.

Timing your closing around registration

This is the step relocating families most often discover too late. FCPS registers students at the school serving the home address, and its residency documents are specific: a signed residency attestation plus a deed to the parent's home, a lease in the parent's name signed by the rental management office, or a resident manager's letter. FCPS also states that the parent must be physically living in the residence with the child. A ratified purchase contract is not on that general list, so for most families there is no way to register at the new school before closing and moving in.

There are two narrower routes worth knowing about:

  • Families already enrolled in FCPS who are moving within the county can ask for a family relocation transfer to start at the new school ahead of the move, within 180 days of relocating, by uploading a lease or a signed contract showing the move-in or closing date. A separate provision lets students who move late in the school year finish it at their old school.
  • Military families moving into the county on orders have a state-law route to enrol early, with documentation of a permanent address — which can be a ratified sales contract — due within 120 days. FCPS explains it on its planning your arrival page.

Everyone else should work backwards from the first day of school. The 2026–27 year started on 24 August; if a summer purchase is the plan, a closing in July or early August leaves time to move in, register and attend orientation. The FCPS registration hub lists the full process, and its welcome centres support families registering from abroad or in another language.

Frequently asked questions

Do all Reston homes go to South Lakes High School?

No. Most Reston addresses are in the South Lakes pyramid through Langston Hughes Middle School, but northern Reston addresses served by Aldrin and Armstrong elementary schools feed Herndon Middle and Herndon High School, and the Carson-fed western edge is moving from South Lakes to Skyview High School from 2027–28. Check every address in the FCPS Boundary Locator.

Did the 2025–26 FCPS boundary review change Reston's schools?

No. The School Board approved the countywide changes on 22 January 2026, effective for 2026–27, and none of the Reston-serving schools appears on FCPS's lists of changed addresses. The separate Skyview High School boundary, approved on 16 July 2026, is the decision that affects part of Reston.

What is Skyview High School, and does it affect my Reston address?

Skyview is FCPS's new high school on Education Drive in Herndon, opened in August 2026. Its boundary takes effect from 2027–28 and, according to the superintendent's recommendation, reassigns about 384 students currently zoned for South Lakes, drawn from the Fox Mill, Floris and part of the Crossfield elementary areas. Langston Hughes Middle School's boundary did not change. Use FCPS's western boundary explorer to check a specific address.

How do I find out which schools serve a Reston address?

Enter the street address in the FCPS Boundary Locator, which returns the elementary, middle and high school and the AAP centre for the current school year. FCPS notes it provides no guarantee that an address will always be served by the same schools, so save a dated copy and recheck before you ratify.

Can I enrol my children before we close on a Reston home?

Usually not. FCPS requires a deed, a qualifying lease or a resident manager's letter, plus physical residence. Families already in FCPS who are moving within the county can request a relocation transfer using a signed contract with the closing date, and military families have a separate early-enrolment route. Plan the closing so you are living in the home before the school year starts.

Can my child attend a different FCPS school from the assigned one?

Only for the reasons listed in Regulation 2230, such as a sibling at the requested school, child-care hardship, an FCPS-employee parent or a high school programme not offered at the base school. Applications run from 1 February to 1 June, some schools are closed to transfers, and FCPS does not provide transportation for transferred students.

How fast do homes sell in Reston, VA?

Over the twelve months to 9 September 2026, Bright MLS recorded 1,047 closed residential sales across 20190, 20191 and 20194, with a median of eight days on market and a median sale price at 100.0% of list. Verify school assignments before you tour, not after you find the house.

Buying in Reston around a school year?

School assignment is the part of a Reston purchase where a little preparation removes most of the risk. The Keri Shull Team works with relocating buyers who are fitting a school calendar, a commute and a closing date into the same few weeks, and we would rather help you check an address on Monday than explain a boundary after ratification.

School boundaries, programmes, transfer windows and registration rules change. Everything here was checked against FCPS sources on 6 October 2026; confirm any address with FCPS before you rely on it.
